We Prepare conceptual sketch design with notes in compliance with the requirements of the client that provide a preliminary evaluation of the program, schedule, and construction budget through series of design drawings illustrating the project to review with the owner.

This stage of work involves the detailed logical extension of schematic design from the realm of ideas to physical form. We build on the approved schematic design to reach a level of completeness that demonstrates the project can be built. The schematic design is overlaid with more detailed information obtained from consultants and team members.

Continuing the design process, our team prepares drawings suitable for construction. We guide the contractors, regarding their scope of work, periodically inspecting the site to check and approve the work and inform and advise the client on the progress and quality of the work. We also interface with consultants (engineering, interior design, landscape, lighting, HVAC, etc.) ensuring a complete coordinated set for construction.
